Squamish homes are not standard homes. Rental suites, wood heat, older builds beside brand-new ones — it is worth getting the details right.

Home insurance is not legally required — but you will need it anyway

There is no law in BC saying you must insure your home. Practically, every mortgage lender requires it, and every landlord worth renting from requires tenant insurance. So the real question is not whether to have it, but whether what you have actually matches the house you live in.

What is different about Squamish properties

Renting? Tenant insurance is cheap and misunderstood

Your landlord's policy covers the building. It does not cover your belongings, and it does not cover your liability if something that starts in your unit damages someone else's. Tenant insurance is usually one of the least expensive policies there is, and one of the most useful when something goes wrong.

If you are a student, or renting a suite in a house, ask me anyway — the coverage you need is often smaller and cheaper than you would guess.

Condos and stratas

Your strata's policy covers the building and common property. Your own policy covers your contents, your improvements, your liability, and — importantly — potential exposure to the strata's deductible. Strata deductibles in BC have risen sharply, and loss assessment coverage is the part people most often discover they are short on.

Common questions

Is home insurance mandatory in BC?

Not by law. But mortgage lenders require it, and going without leaves you personally exposed for both the building and your liability.

Does home insurance cover earthquakes?

Not as standard. Earthquake is an optional add-on in BC. Given where we live it is worth pricing so you can make an informed choice.

Do I need to tell my insurer about a rental suite?

Yes. A suite changes the risk and therefore the policy. An unreported suite can create real problems at claim time, and it is the most common gap I run into.

Does my landlord's insurance cover my things?

No. It covers the building. Your belongings and your personal liability are yours to insure, which is what tenant insurance does.

Will a wood stove increase my premium?

It can, and some insurers want it WETT certified. It is not a reason to avoid mentioning it — an undisclosed wood stove is far more of a problem than a disclosed one.

I renovated. Does that help?

Usually yes. Updated roof, wiring, plumbing or heating often lowers what you pay, but only if the insurer knows. Plenty of people are paying on out-of-date information.
